So, straight to the point perihal untuk beli uma-
- Jumpa pemaju, and tanya pemaju ttg rumah yg korang minat
- Price rumah
- Any discount
- Tarikh dijangka siap and progress up to date
- Payment vise (deposit, lawyer fee, deposit api air, sampah, indah water consortium)
- Loan vise (bank mana, basic instalment, requirement, additional payment)
- Kalo x tgk umah lg, bley minta pemaju bukakan rumah contoh utk korang masuk (incase rumah contoh bertutup)
2. Cari bank untuk home financing
- Masa korang dh confirm untuk beli rumah tu, developer akan minta dokumen2 (salinan ic, slip gaji 3 bulan, confirmation letter terbaru e.g. appraisal, bank statement 3 bulan)
- Hal ni most of the time developer akan buatkan, and nnt korang akan dapat col dari bank untuk jumpa discuss ttg hal home financing. Biasanya, sblm jumpa diaorg ni akan tgk background finance kite, diorang akan dapatkan data ttg hutang piutang kita dr BNM. Biasenya untuk rumah, monthly instalment should be 1/3 of our salary, and ttg hutang2 yg sedia ada tu, if monthly instalment cntik, xde sangkut2 should be ok. Loan akan prove ajer.
- As for our case, developer hntar few bank our application, but yg get back tu us ade 3 jer, UOB, Maybank and Hong Leong Bank. UOB and Maybank just dapat bagi kitaorg 85 % from total loan, mean other 5 % about RM 10k kene cari sendiri while dgn Hong Leong dpt full and they are most committed home financing provider !.
